The Project


Hartley Locks has transformed derelict brownfield land into a development of 195 properties to meet overwhelming demand for high-quality affordable housing in North Liverpool.

185 apartments are on offer with one, two and three bedroom options plus 10 canalside townhouses, it caters for individuals, couples and families to create a rounded community.

Sustainability at its heart

Hartley Locks is the first newbuild residential development to connect to a district heating network powered by the UK’s largest water source heat pump in the adjacent Leeds-Liverpool Canal.

Preserving heritage

Running underneath Hartley Locks is a grade II listed canal basin dating back to 1848.

We created a temporary dam so it could be drained and preserved before foundations for the development were laid.

Using a floating pontoon, the original masonry and brickwork of the canal basin’s was repaired and repointed, and the original sandstone boundary wall reinstated.

Design

Hartley Locks has helped transform the setting of Stanley Flight Canal Locks and the wider Stanley Dock Conservation Area.

Contemporary designs celebrate the area’s maritime history and we worked closely with Ten Streets Spatial Regeneration’s public working group and RIBA’s Places Matters to give residents a sense of place.

Meeting demand for affordable housing

Demand for high-quality housing is clear – we received unparalleled levels of interest with 1,364 enquiries three weeks before the scheme had even completed.

All properties are available at Rent To Buy allowing tenants to pay 20% less than market rent giving them chance to save a mortgage deposit.

Rent also includes a service charge which is another saving for residents.

A catalyst for regeneration

Hartley Locks has paved the way for wider regeneration of the post-industrial dockland area including most notably, Everton Football Club making home in Bramley-Moore Dock a stone’s throw away.

As first-mover, we have given others confidence to invest:

  • 538 new apartments opposite in a former tobacco warehouse
  • 200 more will transform an old tea warehouse nearby
  • Creative businesses, cafes and bars continue to grow in number

The great outdoors

All properties that have balconies enjoy stunning views, with aspects taking in the River Mersey, Liverpool’s cityscape, cathedrals, football stadiums, docklands and sunsets.

Large, secluded gardens give residents outdoor places to relax in and socialise with neighbours, while the sides of the canal towpath have been landscaped with wildflowers and trees.

Public footpaths under brick-arched colonnades give walkers, wheelchair users and cyclists access to the canal towpath, which also connects communities to the waterfront.
