An amazing 18,000 Stock Condition Surveys completed this year!

A new programme of Stock Condition Surveys started in early 2023, and over the next year we are aiming to survey every property we manage so we can get a full picture for our future programmes of works – what needs doing and when.

As of November 2023, our trusted contractor, Savills have already completed an incredible 18,000 full house and block surveys, which is way ahead of schedule and we are now due to finish our full 100% surveys by June 2024.

These surveys are part of our commitment to ensure that all our properties are maintained to a high standard, enable us to plan future investment works and identify if improvements.

Many of our customers will have had a survey undertaken to their home and we wanted to share what happens with the data we collect and how we share the results and arrange works needed for homes.

When will improvement works be completed?

We are currently looking at all the data provided from the Stock Condition Surveys that have taken place this year, working with involved customers who are part of Tenant Voice to agree a set of rules to start a new full 10-year investment plan.

Rules and prioritising home improvement works

The agreed rules, mean we will work in geographic areas which have been identified as those most in need for home improvements - kitchens, bathrooms, electrical works, windows and doors, new boilers, roofs etc. – meaning that some homes will feature in the plan for one or more item.

We also have enough information from the surveys for our 2024/25 Planned Improvement Programme. In April 2024, we intend to publish the full plan and are currently working on ways we can make it easy for customers to access information about their home, including what works they are getting and when they are due.

The plan will be published alongside the rules, which are used to agreed how works are prioritised. Regrettably, with such a big programme of planned works it is inevitable that someone will be first and someone will have to wait longer for their improvements and the rules are a way of managing this.

We will be coming back to tell you more in the New Year and there is a real opportunity for customers to help us shape this.

Community Roadshows – a chance to have your say!

In the new year, we will also be holding community roadshows, where customers can come and see the products we will be using. It will be an opportunity for Torus tenants to have their say and give their thoughts on the styles and colour schemes we offer, from front and rear doors to the kitchens, tiles, flooring, and worktops and bathrooms.
